24 Water Line Relocation and Roadway Lane Additions

Austin, TX

Doucet provided comprehensive civil engineering design and construction documents; specifically, water utility plan & profile, horizontal dimensioning and roadway design, grading plan and erosion and sedimentation control plan to allow for the relocation of approximately 900 LF of a 24 City of Austin-owned water line and additional turning lanes to enhance access and increase overall safety of the Rock Harbor Drive & FM 620 intersection. The design of the relocated water line was per City of Austin specifications, and as such, close communication and coordination with the City of Austin's Water Utility Department was needed. Permitting through the City of Austin was also required.

ACC Riverside Improvements

Austin, TX

Doucet completed various improvements for the ACC Riverside campus. These services involved the renovation of the Construction Technology Department which included dumpster pad improvements, storage building driveway modifications, drainage improvements along the southwest and south sides of the building, sidewalk improvements, and drainage improvements around the proposed elevated lumber storage pavilion. Doucet also completed electrical improvements to the outside of Buildings D and G that included electrical conduits (1-in diameter) constructed through the existing parking lot and a concrete pad (approximately 6'x3") installed at the south side of the parking lot in addition to ADA parking and accessible route improvements.In addition, our team provided construction phase services, prepared construction documents, and processed the required site plan corrections to support them.

AISD Bus Maintenance and Operations Facility

The AISD Bus Terminal is located at 7222 Bluff Springs Road near the intersection of Bluff Springs Road and Tranquillo Trail and consists of approximately 22 acres. Proposed site improvements consisted of a 1-story 7,390 SF administration building, 1-story 12,965 SF maintenance building, 1-story 1,546 SF bus wash facility and 229 parking spaces, a fueling station including ancillary improvements such as drives, on-site utilities, and stormwater management facilities. Doucet prepared a feasibility study to determine the suitability of the subject tract for the proposed improvements and identified governmental regulations and available infrastructure that would control and support the proposed use. In addition, Doucet participated in the programming phase through construction phase of the project and prepared construction documents for all the civil/site improvements including grading, drainage, detention pond, water quality pond, water and wastewater improvements. Doucet also developed the signalized intersection at Bluff Springs Road at Tranquillo Trail and the main drive.

AISD Overton Elementary School Colony Loop Extension

Austin, TX

Doucet was responsible for the design of a new elementary school (2 story with total 102,241 SF building, 105 parking spaces) and a new recreation center (1 story with total 18,644 SF building, 50 parking spaces) and associated improvements. The project also included extending the existing Colony Loop Drive and utilities by approximately 1,800 LF. The elementary school, recreation center and the roadway project was permitted as one Site Development Permit. Stormwater management facilities for the road extension were combined with drainage from the site improvements and handled for water quality and detention purposes. The Elementary School achieved the United States Green Building Council Balcones Chapter 2009 Green School Award as well as the Austin Energy Green Building Program 3 Star Rating. Doucet prepared the necessary construction plans (site development plan and the roadway extension plan) for the grading, drainage, water quality basins, detention ponds, water and wastewater improvements for the elementary school, recreation center, and roadway extension. Engineering services included coordinating with the City of Austin Watershed Protection and Development Review Department (WPDRD) for the acquisition of a Site Development Permit as well as assisting the architects in bidding and performing construction administration of the project.

Arboretum Crossing

The project consisted of comprehensive civil engineering, construction documents and construction administration for a 16-acre mixed-use development at the intersection of Highway 183 and MoPac in North Austin. Doucet's civil engineering design consisted grading, paving, drainage, water quality ponds, water, and sewer. As the prime consultant for the mixed-use development project, Doucet was involved through the entire life-cycle of the project, and provided planning, surveying, re-zoning, platting, coordination of joint-use utility services, and drainage facilities for the various users and construction administration. The overall development contains hotels, a restaurant, a retail center, Gateway Cinema Complex and two nine-story office buildings with a parking garage.

Arrowhead Ranch

Dripping Springs, TX

Arrowhead Ranch is a master-planned community for approximately 360 homes on 362 acres in Dripping Springs, Hays County, Texas. The property has a large amount of frontage along Onion Creek and beautiful views over the high bluffs overlooking Creek Road and Onion Creek. Arrowhead’s plan works to preserve the hill country charm and feel by developing a community with a majority of lots that will back to greenbelt or will be greater than ½ acre in size. Wide natural buffers will surround the property south and east side of the development and with natural hiking trails that traverse the development. This project will be a mixed development with three pad sites along the 290 frontage, totaling about 10 acres of commercial development. This project has also dedicated approximately 13 acres as parkland to the City. Doucet has been responsible for all infrastructure planning and design. Doucet is utilizing swales and vegetative strips instead of traditional storm sewers that will have financial and aesthetic implications to the project.

Austin Energy New System Control Center

Doucet was responsible for renovating the former Tokyo Electron site into Austin Energy's new operation control center. Improvements included a 36,000 SF building expansion, a new 11,000 SF vehicle service building, new service drives, an additional 150 vehicle parking lot, and restoration to existing parking areas. Doucet provided all site/civil engineering design, permitting, and construction administration services. In addition, Doucet successfully coordinated with the City's development review staff in order to retrofit the existing site to meet the Subchapter E Commercial Design Standards and worked with the project team through programming options. Our team also completed construction documents for all site/civil improvements such as ADA accessible sidewalks, parking and service drives, site grading, storm drains, water, wastewater, and the retrofit and expansion of an existing sand filter pond into a biofiltration water quality pond. The project included several pavement designs, restoration, and construction strategies to provide value and function to Austin Energy. Doucet designed and implemented new concrete pavement for Austin Energy service vehicle areas, medium and light duty asphaltic pavement design sections for drive and new parking areas, mill and overly restoration on major existing parking and drives. To finish it off, Doucet restriped all pavement that was in good condition for preventative maintenance and to give it a polished look.

Building Additions for Austin ISD

Austin Independent School District needed to construct additional science classrooms to the existing Austin High School. The school site is along Lady Bird Lake. Doucet provided floodplain analysis verification, fire flow modeling of the existing system with identification and design of waterline improvements (which was created inclusive of a secondary dry hydrant from Lady Bird Lake), and a wastewater line design including site grading and drainage. Calabria Office & Retail Development

Bee Cave, TX

Engineer for the Calabria Office and Retail Development, which is part of the 26-acre Uplands Village development that provides over 30,000 SF of retail and office space. The site preserved large oaks and incorporates limestone rock walls and tree wells to blend into the landscape and courtyard area. This site is located in the Contributing Zone of the Edwards Aquifer, an environmentally sensitive area that is strictly regulated by both the State of Texas and the ordinances of the Village of Bee Cave. For this reason, the design included a low impact site with only a 58.6% impervious cover. A reirrigation system was designed to provide a high water quality treatment.

Campus Additions for Round Rock ISD

Round Rock, TX

Doucet was responsible for designing this campus located on Austin Community College's (ACC) Round Rock location. Doucet developed 10 new portable classroom buildings, along with large walkways for pedestrians, utilities, bus drop-off, accessible routes, and connectivity with surrounding areas. The site/civil plans included designing a pedestrian traffic control plan to safely accommodate ACC students while construction was taking place. This campus is considered a temporary early college facility until a more permanent facility can be planned, budgeted, and constructed. The project was on an extremely tight timeframe as the planning, design, permitting, and construction duration was completed in less than six months.

Capital Metro North Operations and Maintenance Facility

Austin, TX

The Capital Metro North Operations and Maintenance Facility is a 110,000 square foot bus and van transit operations center. The site is located on an 18-acre site just north of Hwy. 183 and east of Burnet Road (F.M. 1325). This fast-paced project required programming, design, permitting and construction to be completed in less than 20 months. Several major elements of the project included demolition of existing industrial facilities, solving the public water system's limitations in the area, permitting the site without on-site water quality and detention facilities, re-routing drainage conveyance, and off-site roadway improvements. Doucet was the on-site civil engineer for the project and designed the grading, drainage, parking and drive, and the water and wastewater facilities. During the programming phase, Doucet investigated the potential of using existing off-site water quality and storm water detention facilities. Because Doucet was successful in documenting that the detention and water quality ponds already met City of Austin requirements, we did not have to build any new water quality and storm water detention facilities. This ended up being critical to facilitate the development needs of Capital Metro on the limited site. Doucet also led a detailed study of the City's water distribution system to solve poor fire flow capabilities in the area. Upon systematically breaking down the water distribution system for analysis, Doucet was successful in finding a broken valve on the major transmission main feeding this pressure zone. With the replacement of the broken valve, on-site fire pumps were not required and existing fire pumps and tank storage (supporting existing buildings) could be removed, providing additional use of the area and a tremendous saving on the construction cost. Doucet designed all on-site water, wastewater, storm drainage, and parking and drive facilities and permitted the site through the City of Austin within the Capital Metro Transportation Authority (CMTA) required time frame.

City of Austin, Transit Oriented District (TOD) Planning

Doucet identified the existing utilities to determine whether the existing utility infrastructure had the capacity to serve the future TOD development in the three study areas. The utility information included water, wastewater, storm drain, electric and gas. Our team coordinated with utility entities and collected utility information from each entity. Afterwards, Doucet delineated the utility information on the City of Austin GIS base map. Upon receiving future land use concepts for each of the three station areas, Doucet coordinated with the City of Austin staff to determine the potential utility requirements for these areas. Doucet then identified potential future utility improvements to meet the TOD development requirements. At the end of this project, Doucet prepared an engineering report and exhibits (which was incorporated into the overall master plan) that documented the results of our findings.

Combined 911 Center

Doucet participated in the programming phase and schematic phase for this new Combined Emergency Communications & Transportation Management Center in Austin, TX. This regional 911 Center houses sophisticated electronic equipment and highly trained emergency communications personnel for the various City of Austin departments and Travis County agencies. The project site is approximately 13 acres consisting of a 72,500 square foot building, a parking lot that can hold 230 cars, and all drainage, water and wastewater improvements. Services included site selection, utility analysis, grading, drainage, detention pond, and water & wastewater improvements. Our role in the project's construction included obtaining the construction permit, performing construction phase services, and preparing construction documents for all the civil and site improvements. Our work required extensive coordination with various governmental agencies' staff. This project achieved the Silver Rating in the U.S. Green Building Council's Leadership in Energy and Environmental Design (LEED) Program.

Dam Engineering: City of Austin Stormwater Pond Safety Program

The City of Austin owns and maintains at least 63 high hazard dam structures across the City. State and City dam safety criteria require these high hazard dams to be able to safely pass the Probable Maximum Flood (PMF) without failing. Our project team performed preliminary design assessments of the 63 dams to determine whether or not the dams were capable of safely passing the PMF, and if not, to perform preliminary designs of mitigation efforts to allow the dams to safely pass the PMF. Doucet provided the following services: Assisted in developing the hydrologic models for the 63 dams as part of the preliminary design services Calculated times of concentration for contributing runoff and developed HEC HMS models. Dam Engineering: SC Robertson Dam and DeCordova Dam

SC Robertson Dam (Lake Limestone) and DeCordova Bend Dam (Lake Granbury) Breach Analyses and Inundation Mappings The Brazos River Authority (BRA) owns, operates and maintains a series of dams along the Brazos River. The dams have high-hazard classifications because of the consequences of dam failures, and because their sizes and hazard ratings are subject to State Dam Safety criteria. One of the dam safety criteria is that high-hazard dams must have written Emergency Action Plans with detailed supplemental breach inundation mappings. The BRA hired a preeminent hydrologic & hydraulic engineering firm to prepare the complicated breach analyses (using HEC-RAS hydraulic modeling) and detailed breach flood inundation mappings for S.C. Robertson Dam (Lake Limestone) and DeCordova Bend Dam (Lake Granbury) for “sunny-day” breach failure conditions and for Probable Maximum Flood (PMF) design flood conditions. S.C. Robertson Dam has a 8,130 foot-long embankment section with a maximum fill height of 60 feet, a concrete gravity spillway with 5 radial gates and a stilling basin. DeCordova Bend Dam has a 1,400 foot-long compacted fill embankment section with a maximum fill height of 63 feet, a concrete Ambursen-type spillway with 16 radial gates and a stilling basin. Breach analyses and breach flood inundation mappings were performed using HEC-RAS hydraulic program. Doucet calculated the breach parameters for both dams, the embankment sections, the gated spillway sections, the “sunny-day,” and for PMF design flood hydraulic conditions. Doucet performed data research of the configurations of the two dams, including reviews of the construction as-built drawings and performed site visits to confirm field conditions and to confirm the locations and types of reasonable breach scenarios.

Dam Engineering: Scenic Brook Flood Control Project

Scenic Brook Flood Control Project, Hydrologic Modeling & Dam Hazard Analysis The Scenic Brook neighborhood is located on the Scenic Brook Tributary to Williamson Creek in the City of Austin. The neighborhood has been plagued by frequent local flooding. The City hired a team to develop mitigation measures. As part of the solution, the team identified a stormwater detention pond up gradient from South Brook Drive to reduce peak flowrates entering the neighborhood. Doucet provided the following: Developed the SCS TR-20 model for the existing and future condition for the 2-, 5-, 10-, 25-, and 100-year storms Coordinated with TCEQ staff on dam safety requirements. Coordinated with staff in adjusting detention pond outlet structures to meet flood control objectives and TCEQ requirements. The detention pond consisted of a concrete retaining wall embankment, and is approximately 16’ high with a flood storage volume of about 22 acre-feet. Developed dam safety analysis using the Probable Maximum Flood (PMF) storm event Prepared engineering report documenting the project approach and conclusions.

Dripping Springs Ranch Park Event Center

Dripping Springs, TX

Dripping Springs Ranch Park Event Center is located in a 95-acre City-owned park. The proposed project consists of an approximate 150,000 SF arena with associated parking, utility improvements and water quality pond. Primitive camping, hiking trails and a horse trail are included in the park amenities. The site is located in the environmentally-sensitive Little Barton Creek Watershed and is entirely in the Edwards Aquifer contributing zone. Portions of the site are within the FEMA 100-year floodplain. The earthwork will require cuts and fills of less than 6 feet. Most of the existing trees on the site are proposed to be saved. Retaining walls with the maximum height of 5 feet are proposed at two sides of the parking area to save the trees. On site excavated boulders are proposed to be used for the construction of the retaining walls. Water service to the proposed event center will be provided by the Dripping Springs Water Supply Corporation. The site plan also includes extension of water service to RV sites. Wastewater service will be extended to the site from the City's existing service main. A 2,500-gallon tank dump station is proposed for the RV vehicles and trailers. Waste from the dump station will be conveyed to the event center's discharge line.

Ernest Robles Way

Doucet worked with the City of Sunset Valley to provide conceptual plans and design for the construction of an extended portion of Ernest Robles Way (ERW) between U.S. 290 and Jones Road. The project included excavation of substandard subgrade and base materials and reconstruction of curbs and gutters and repaving, plus installation of decorative medians for separating traffic, and creating unobstructed turning lanes for school bus traffic and commercial vehicles. The project also included injection grouting and repair of failed pavement areas; improving turning radii at U.S. 290 and Jones Road intersections; construction of raised boulevard section toward each end of roadway; placement of a 2-inch hot mix asphalt overlay on ERW from Jones Road to Hwy. 290 and pavement markings on the entire length of ERW from Brodie to Hwy. 290. Doucet performed the design work including repair details and drainage improvements, prepared the construction plans and specifications and coordinated with the Public Works Department.

Expansion Project for Andrews Elementary

Austin, TX

This project involved library expansions and administrative office improvements on 8.18 acre site. Doucet was responsible for all civil engineering services to support the design, permitting, and construction phase of the project as it pertained to exterior improvements. Exterior improvements initially just included accessible pathways to building entrances/exits. Due to the Memorial Day 2015 storm event, the gymnasium was flooded. Doucet was tasked to provide design, permitting, and construction phase services for drainage mitigation to the courtyard/gymnasium areas of the campus. Additional drainage issues between building wings C and D, as well as areas to the south of the new library under construction, were identified due to that storm event and subsequent major storm. In addition, the wastewater line serving the school was inspected via camera and was found to be collapsing in several areas. Because the original wastewater line was the Orangeburg pipe installed in the 1950s, Doucet designed a new wastewater line to replace it.

Floodplain Management: 34th Street Reconstruction

34th Street Reconstruction from West Ave to Shoal Creek Bridge Drainage Analysis and Storm Drain Improvements Doucet provided preliminary and final designs of the storm drain improvements for the reconstruction of 34th Street from West Avenue to the Shoal Creek Bridge, a distance of approximately 2,170 ft. Our designs included the following: Design of approximately 1,950 LF of storm drain conduits (ranging from 18-inch RCP to 7’x4’ box culverts) A final design of the storm drain system improvements including coordination of horizontal and vertical alignments of the storm drain conduits with water and wastewater relocations, pavement reconstructions, and structural designs of the impact basin and retaining wall at Shoal Creek. Innovative combinations of storm drain conduit sizes, pipe classes, and alignments were used to minimize utility conflicts and relocations and to allow tunneling under Lamar Boulevard to install the 48” storm drain line without disrupting Lamar Boulevard traffic

Bull Creek Watershed Floodplain Modeling and Mapping The Bull Creek Watershed, including West Bull Creek, is a suburban watershed with approximately 31.5 square miles of drainage area and 34.25 stream miles to be studied. The main purpose of this project was to develop digital geo-referenced hydrologic and hydraulic models and floodplain maps for the Bull and West Bull Creek watersheds for both existing and fully-developed land-use conditions. Our responsibility for this project involved developing hydraulic data and floodplain mapping for selected tributaries of Bull Creek. Los Indios Culvert Upgrade and Channel Improvements The Los Indios subdivision and Los Indios Trail are located in northwest Austin. The Los Indios Trail roadway was overtopped by Rattan Creek during the 10-year and greater return period storm events putting seven (7) homes in the vicinity of Los Indios Trail at risk of flooding in the 100-year storm event. Using on-the-ground topographic survey, Doucet developed alternatives to mitigate the culvert and local flooding problems and prepared construction plans for the proposed improvements.

Floodplain Management: Oak Lawn Storm Drain Improvement

Doucet performed a hydrologic and hydraulic study of the existing storm drain network in the lower Fort Branch Oak Lawn Subdivision area bounded by Springdale, Heflin, Webberville, and Ribecke roads. This area was identified as having localized flooding problems through the Fort Branch Watershed Integrated Solutions Study. Doucet designed the grading, drainage, parking, and water and wastewater facilities for the George Washington Carver Museum and Library expansion project. The museum itself encompasses 30,000 SF and the library addition is 15,000 SF. Major elements of the job included designing a storm water detention facility and relocating 500 LF of the city's 24-inch water transmission main to facilitate placement of the new museum. Doucet designed all specifications to adhere to the City of Austin's environmental sustainability building program. In addition, our staff also looked into options to obtain LEED credits for storm water and existing pavement material re-use. Other issues Doucet encountered included inserting a stopping valve into the existing 24-inch line because of faulty valving on the existing system. Doucet successfully coordinated with the city's water and wastewater department and the contractor to install the stopping valve.

Guerrero Thompson Elementary School

The Austin Independent School District (AISD) was in need of opening a new elementary school to serve the north central region of Austin to relieve the overcrowding at McBee and Walnut Creek campuses. This site is located at 102 E. Rundberg Lane and sits on approximately 18 acres. After a prolonged site acquisition process, AISD scheduled a 40-classroom school opening by August 2013. Due in part to our efforts on this project, the two-story 98,000 SF school opened on time. Doucet was responsible for all civil engineering and development permitting for the site. Doucet designed the signalized intersection at Rundberg Lane, analyzed and reclaimed portions of the site out of the floodplain to make room for the school improvements, and designed the drives, parking, stormwater management and utilities for the site.

Doucet has engineered HEB Leander since 1999 and has worked with HEB Grocery Company through various development scenarios, improvement plans, and the final plans including ongoing assistance on their plans to develop and sell excess property at this site (1999-present) as well as coordinating adjacent projects such as the Cap Metro Park-and-Ride/rail station and DR Horton Northside Meadows. The HEB Waco is a prime example of the team approach here at D&A. A complex and highly involved project, HEB, Doucet, and team members were very thoughtful in the development of this site by focusing efforts on creating a positive, revitalizing community impact. Hays Consolidated ISD Bus Parking

Kyle, TX

Additional parking was required for Hays County ISD bus purchases The overall site had a gently sloping terrain with a drainage area crossing in the middle of the proposed bus parking facility, thereby limiting any usable access to about four acres of the property without the installation of drainage structures. Topographic survey information was needed and required by the City in order to prepare hydraulic modeling of the drainage channel crossing and to obtain a permit for the construction in and adjacent to the drainage area and upstream from ongoing single-family property development. Doucet prepared one set of construction documents for permitting and construction. Doucet also submitted and processed the plans and applications to the City of Kyle and aided the Client in obtaining approval from City of Kyle for their planned improvements.

Hays County Precinct 2

Hays County, TX

This county project, which was completed under a Design-Build delivery method led by Broaddus & Associates and GSC Architects, consisted of two phases. The first phase was a temporary facility to house the Hays County Precinct 2 Offices during the completion of the permanent facility structure. Both facilities are located on the same parcel of land, approximately 3.5 acres, along FM 2770. Doucet provided site layout design, access driveways and pavement design, extension of both water and wastewater because utilities were not available onsite, dry utilities relocation and service extensions to the new facility, and design of the detention facilities. Doucet also coordinated with Hays County ISD and a local Homeowners Association for easements.

Jaime D. Padron Elementary School

Doucet was responsible for a complete renovation and addition to existing industrial buildings in order to create a two-story elementary school in a highly developed area. This 115,967 SF school includes 112 parking spaces. Due to the large amount of apartments in the area, it was anticipated that 75% of the student population would walk or bike to school. To facilitate pedestrian and motor vehicle traffic, a High-Intensity Activated Crosswalk (HAWK) was designed into the project to cross West Rundberg Lane, an arterial road adjacent to the site. We completed all civil engineering and development permitting for the site to include designing a left turn lane on the existing arterial road for access into the site and adjusted internal circulation and existing driveways to create one way traffic flow in and out of the site. We also utilized existing regional water quality and detention facilities to avoid additional on-site stormwater management requirements. In addition, the existing pavement condition was assessed to determine what pavement areas required rehabilitation or replacement.

This is a 328-acre Master-Planned development, including retail, multi-family, restaurants, office, and hotel. The public and private infrastructure were constructed simultaneously. Live Oak Trails

Live Oak Trails is an affordable and environmentally-friendly multi-family apartment complex located near the "Y" in Oak Hill, just west along Hwy. 71. The project includes 58 apartment units, along with common facilities including the office/gym and water quality pond. It also includes a learning center, playground, hiking trails. The site is located in the Barton Springs Zone (waterway setbacks) and includes a 10 foot escarpment; these and other encumbrances made site layout a unique challenge, but the design team was able to create a workable land plan that exceeded the client's original expectations for unit capacity. As part of the City of Austin entitlement process, Doucet was the lead in a complex "Planned Unit Development" (PUD) zoning case, including negotiation with city staff and neighborhood representatives, preparation of the PUD land plan, and multiple presentations at public hearings. Nan Clayton Elementary School

The Austin Independent School District (AISD) was in dire need of opening a new elementary school to serve the southwest region of Austin, particularly the Circle C area. This area has been served by the Kiker Elementary School since 1991. With the population growth in the region, Kiker had doubled in occupancy through the use of portable classroom buildings and a higher student/teacher ratio. Through the November 2004 Bond election, voters authorized funds to build a new school in this area. AISD scheduled a 40 classroom school opening by August 2006. The selected site was within the Edwards Aquifer Recharge Zone (Barton Springs Zone) and had no road or utilities adjacent to the site. We were responsible for all civil engineering and development permitting for the site and quickly identified that the land plan provided by the architect and AISD would not meet the environmental regulations for impervious cover limits within the Edwards Aquifer. To mitigate this, we worked with the design team in creating a new site plan that was more environmentally sound. Doucet designed the drives, parking, stormwater management and utilities for the site. Our design included a zero-discharge retention/re-irrigation system that met the non-degradation standards of the City of Austin. The irrigation facilities were placed within a native vegetation area with minimal disturbance to the ground. Where necessary, small cedar trees were hand-cut at ground level to provide an area for the irrigation heads to spray. The schedule required a construction groundbreaking by August 1, 2005 for a school opening for following year. Doucet prepared all site development permit application materials, the TCEQ Water Pollution Abatement Plan, construction documents, and permit acquisition. All permits were acquired by August 1st enabling construction to commence on schedule.

North Central Community Healthcare Center

Doucet developed a 51,070 SF health clinic building including the following site improvements for this 7 acre site: parking lots, drives, ADA-accessible sidewalks, crosswalks and ramps, water quality and detention ponds, and water and wastewater and landscaping. The project had a very quick design and permitting schedule, which consisted of three months for site development plan preparation and three months for acquiring the City of Austin Site Development Permit. Due to the aggressive project schedule, our staff held several meetings with City of Austin Development Review staff and resolved the major site issues such as the Subchapter E requirements, Heritage Trees and Protected Trees, and Fire Department ingress and egress. Several meetings with the residents in the nearby neighborhoods were held where the team presented the project and addressed any concerns the residents had. The final design plans had over 40 Civil Engineering sheets that included detailed grading plans (including ADA-accessible routes), water and wastewater plans, storm drain plans, water quality and detention ponds plans, erosion/sedimentation controls, tree protection plans, and traffic control plans. The project was designed and permitted within six months. Our staff performed periodic inspections, reviewed contractor's submittals, clarified drawings and answered Request-for-Information. This project was completed on schedule and within budget. In addition, this healthcare center achieved the Silver Rating in the U.S. Green Building Council's Leadership in Energy and Environmental Design (LEED) Program.
